ELECTRICAL INSTALLATION

Landlords should ensure that the electrical installation (Fixed Wiring) is safe to use. The Landlord & Tenant Act 1985 requires landlords to ensure the electrical installation is safe when the tenancy begins, & that it is Maintained in a safe condition throughout the tenancy. One Way of ensuring safety is to Undertake a Regular Visual Inspection of the Installation, looking for signs of damage such as damaged cables, Socket outlets, In addition the Institute of Elecical Engineers recommend that electrical Installations are checked by a competent person on change of occupency.
