Landlords have a duty of care towards their tenants to ensure that the fixed wiring in the property and the portable appliances in furnished properties are safe and meets the current wiring regulations. Many managing/letting agents will request that you produce a Periodic Inspection Report to confirm the electrical safety of your dwelling before they accept your property onto their register.

With the introduction of the new HIP's (Home Information Pack) legislation, the government has placed upon the seller the responsibility of producing documentation for the property they are selling. At present this legislation does not necessitate the inspection of the wiring in the property to be able to sell your home, however the government has made it a voluntary option. It is quite likely that in the near future, provision will be made to make this law.
The benefits of having electrical safety documentation when selling your home can add to the value of property. Conversely, if you do not have this documentation, this can decrease the value of your property.
